Selling a home is often a very stressful experience for a family. Financial and personal circumstances force families to sell. Be it a job transfer, a partner’s death, upgrading or downsizing. As your family Realtors, our #1 priority is to help you stage, market and sell your home FAST! and always keep an open line of communication!
Team Jagpal's purpose is to make you so outrageously happy with our help that you will happily introduce us to at least 2 people you care about before your transaction closes. We know for that to happen... we can't just meet your expectations but exceed them.
When you book your consultation with us, we take the time to understand your reasons for selling so it will help us determine the best marketing plan that will get your home sold fast and for top dollars and with the least amount of stress for you!In a Nutshell, this is how the selling process works.
1. We evaluate your reasons for selling.
2. We come up with a Marketing plan that fits your needs and timeline.
3. We complete a Listing Agreement (Our contract to list your property).
4. We review a Comparative Market Analysis of similar properties to yours and if necessary go view them so we can determine the best price to list your home to sell.
5. You stage your property. (De-clutter, clean, reorganize if necessary)
6. “For Sale” sign is placed on property & marketing begins.
7. Appointments are booked for home viewing through our office.
8. We re-evaluate the feedback agents are providing after a week.
9. We make arrangements with you and Buyer’s Realtor® for all offer presentations.
10. We negotiate on your behalf, make counter-offers and advocate your position.
11. Once terms are accepted, a Certified deposit check is held in trust, and your home is sold "conditionally" unless waived. i.e. Inspection report, Financing, etc.
12. After conditions are fulfilled, a waiver is signed, to give you a "Firm Deal".
14. WE forward a copy of the Agreement of Purchase and Sale to your lawyer, who will now get involved to help close the deal.
15. For the next 30 to 60 days or so until closing, we will maintain contact with you and arrange any bookings with the new Buyer. In the meantime you will be advocating our services to friends and family members for helping you sell and providing you with great service!
