BUYERS - Steps we take in Buying a Home.
Buyer Consultation
After our initial conversation over the phone you will come to my office at 8 Shadlock St., Suite 7 at Markham Rd & Steeles Ave. Usually you will have already received your pre-approval mortgage commitment and together we'll determine your home buying needs and create a schedule for a home viewing. You'll sign a Buyer's Representative Agreement, a legal contract that protects you and commits us to work together to find you your home for a period of time. Buyer Representation Agreement makes you my client and protects you with fiduciary duties of "Obedience, Loyalty, Disclosure, Confidentiality, Accounting, Competence" that come with it.
Buyers have to explicitly trust their Realtor® if they want to get the help they deserve. Be open and candid and let me know about your fears and concerns.
In a nutshell, this is how the Buying process works.
1. We evaluate your needs, wants and desires
2. We sign Buyer's Representative Agreement
3. You get pre-approved for a Mortgage. (Ideally this is already done)
4. We locate properties that meet your criteria
5. We book appointments for the ones you like
6. We go and view the properties
7. We re-evaluate your needs with your wants and take into consideration the (70-15-15 rule)
8. We prepare an offer, advise you on market comparatives that sold and we decide on a purchase price
9. We register your offer with the Listing Brokerage
10. We make arrangements to deliver or present your offer to home owner
11. We negotiate the best price and complete all paper work.
12. When offer is accepted- you will provide a Deposit Certified Check in 24 hours. Home is now sold "conditionally" upon i.e. Inspection report, Financing, etc. ("In Seller's market- Conditional offers often have to be waived, especially financing, in order for sellers to accept offer... that is why it is important to get pre-approved with lender. We only work with clients that are pre-approved or in the process of getting approved.)
13. After conditions are fulfilled, a waiver is signed, to make it a "Firm Deal".
(If conditions are unfulfilled to Buyer's satisfaction as per wording in the contract, the deposit is returned and the deal becomes null & void (terminated).
14. We forward a copy of the Agreement of Purchase and Sale to Buyer's Lawyer, who will now get involved to help close the deal.
15. For the next 30 to 60 days or so until closing, Buyer will maintain contact with us. You will now be just waiting until lawyer closes the deal. In the meantime we will book one or two viewings of the home before your closing date.
