It's a very exciting time for me.  On a personal note: I'm getting my Broker's license and my wife her real estate license and she will be joining my team to help you buy, sell and invest in real estate.  Like myself, she has been in the service industry for over 20 years and currently assists clients with Investments products, RRSPs, RESPs, Life Insurance, etc.  I'm also writing a Blog for my children entitled:  NuggetsForMyChildren.com  -  I've been told it's a difficult read so I'm going to try to keep it simpler.  I can't write all day long... so let's get back to real estate...

 

How's the Real Estate Market?  We're getting Mixed Results.  There are fewer number of homes being sold... but the good news is the average price has increased by 5% in Feb 2011 from Feb 2010.

 

How's the Selling Market?  If I was thinking of selling.  Now would be the best time to do so.  There are FEW Listings on the Market.  Less competition usually means higher prices and a faster sale.

 

How's the Buyer's Market?  With new mortgage rules coming in April (30 year amortization from 35) and banks increasing mortgage rates... those 1st time Buyers who are sitting on the fence should try to buy now.  More importantly get yourself MORTGAGE APPROVED and have the bank HOLD the rate! How's the Investment Market? Investing is strong.  People are looking to broaden their investment portfolios and realize that Real Estate is a very profitable Long Term investment strategy.  Let me show you how to be a landlord and make money.

Happy New Year 2011 & THANK YOU for Donating.

I feel very good today having reached my fundraising goal of $1000 for Habitat For Humanity.  For a day or two I thought it would be impossible.  Once again the donations came from the least expected places as it so often happens in life and not from those you thought would.

I'd like to say a big Thank You to Joey Tsang, a fellow realtor who barely knows me but was first to donate.  My colleague Assif Yassen who again donated like last year.  He works in South Scarborough and Pickering area. My boss Amit Saini for giving on behalf of RE/MAX Dynasty.

Markham Boxgrove: Impact of the New Mortgage Rules

Just thought I would provide a few bits of info you may find useful when talking to your clients:

 

  • As of Monday April 19th, the banks will use the 5 year posted rate to qualify clients for a mortgage
BEFORE April 19th a $250K mortgage with 5% down needed about $53,000/year of income
AFTER April 19th the same client will need about $63,000/year
  • 5% down for a purchase through CMHC is still available (strong credit score needed to qualify)
  • Fixed rates have been on the climb, 2-3 increases in the past 2 weeks!
  • Prime still holding steady at 2.25% with forecasted 0.25% or 0.50% increases coming in June/July
  • Variable mortgages at Prime “minus” still a much better option than 5 year fixed (for interest costs & principal repayment)
  • My pre-approvals are good for 90 days & my rates can be held for 120 days

 

Let me assist your clients with great service, sound mortgage advice and most importantly, get them approved!

What Realtors Do!

The misconception that Realtors do nothing and get big bucks, may occur on rare instances when a "perfect" listing falls in your lap or a buyer knows what they want and asks you to do represent them in the paper work... however, in most instances Realtors work hard, long hours to earn their keep.  Or else, as in all businesses, they fail.  

You may have heard of the 80/20 rule? If not, it means that 20% of companies do 80% of all the business while the remaining 20% of the business is done by remaining 80% of the companies.  The same rules applies in Real Estate.  Shocking eh?  

Back in 1998, I started an Internet based printing business.  I spent long hours,  7 day weeks to make it a success.  Now as a Realtor, I can appreciate the dedication of time and effort it takes to be one of the 20% of the very successful Realtors in this business.

I hate when people think Realtors are just "salespeople".  If they were, I'd have a much easier job, but not one I would find personally gratifying. I don't smooth talking a customer, offer discounts to sell a product and then move on to the next customer.

My role as:  1.  Consultant  2. Negotiator  3. Administrator is much more complex.

1.  As your consultant, I ask questions.  I take the risk of asking questions which others hesitate to or wouldn't because I want to discover what is really important to you.  I lead you so can make easier choices.  I listen vigilantly to you so I can define problems, anticipate obstacles and identify solutions.  I balance everyone's needs and recognize my mistakes openly and I'm willing to change and admit my biases so I can help you realize your dreams.

2.  I negotiate with focus and critically examine the situations.  Like a pit bull, I faithfully protect your money like it is mine, but unlike you, I stay emotionally detached so I can protect your best interests.  I am responsible to provide fiduciary duties and identify flaws and anticipate problems and use my business skills in your favor.  I don't have to tell you that we value and admire skilled professionals, like doctors to take care of our health and are willing to pay their fee without deductions.  So you can truly appreciate a skilled Realtor, worth his fee, committed to protecting you and making sure you don't lose money or overpay in a real estate transaction.  (People overpay all the time by getting emotionally involved in multiple offers and then can't recoup their investment).   

3.  Finally, I oversee transactional details.  Dot the (i)s and cross the (t)s.  Like your pilot, I understand the need for accurate information and to be able to see multiple perspectives so I can get you through the emotional and contractual turbulence (which you many not even be aware of) in a real estate transaction so your landing is smooth and safe.  I consider the effects and consequences the buying and selling process has on your family and help you manage these stresses.  I'm just a phone call away to answer your questions, offer some guidance and relieve your anxieties.  I help you from start to finish and beyond your closing.  Like your doctor,  I'm a family Realtor for life.

This is just a small sample of what I believe Realtors do for their clients.  Especially the successful 20%.  Share your experiences.
